Spain’s Most Expensive Residential Development: Not Where You’d Expect
Despite the recent media attention on La Moraleja and La Finca, particularly with the addition of Richard Gere to their list of residents, neither of these luxury estates in Madrid holds the title of Spain’s most expensive residential development. The crown goes to Coto Zagaleta, a luxury estate located inland from the coast of Malaga province, in the municipality of Benahavís on the Costa del Sol.
Unraveling the Luxurious Coto Zagaleta
Coto Zagaleta, situated about 20 kilometres from Marbella, boasts some of the most expensive homes in Spain, with breathtaking views of the Mediterranean and the Strait of Gibraltar. According to property website Idealista, no Spanish street has a higher price per square metre than Coto Zagaleta. The only street that could potentially surpass Zagaleta in this ranking is the Paseo de la Marquesa Viuda Aldama in La Moraleja, Madrid.
Property Prices in Spain’s Priciest Locations
Currently, the average price of properties in the Andalusian development is 12,304,091 euros, according to Idealista. In contrast, the average price in the most expensive street in La Moraleja is one million euros lower. These are the only two locations in Spain where the average property price exceeds the 10 million euro mark. The third most expensive location, the Lomas Marbella Club urbanisation, stands at 9,472,900 euros. Notably, La Finca does not even make it to the top 10.

Also known as La Zagaleta, Coto Zagaleta is the priciest location in Spain for buying a home. The residential development, which stands on the private estate of Saudi millionaire Adnan Khashoggi, was purchased at auction in 1989. The development offers hyper-exclusive community amenities, including a private equestrian club, two 18-hole private golf courses, a clubhouse with a shop, restaurant, games and party room, tennis courts, and even a working heliport.
The Most Expensive House in La Zagaleta
The mansions in La Zagaleta are built on plots of up to 10,000 square metres, with plenty of green space for privacy and integration with the natural habitat. The most expensive property currently for sale in La Zagaleta is an 11-bedroom, 17-bathroom property, recently built this year, with a price tag of 29 million euros. The property boasts a spa, gym, wine cellar, cinema room, large panoramic windows, a private lift, luxurious gardens, and an infinity pool.
Other High-End Properties in La Zagaleta
For five million euros less, you can buy the second most expensive mansion in La Zagaleta, which features an indoor swimming pool, gymnasium, spa area with sauna, hammam, and massage room. There are also two more properties available for exactly 20 million euros. More “economical” options include a 12-bedroom, 12-bathroom property on a plot of almost 7,000 metres, priced at just over 12 million euros. However, there is no property available in La Zagaleta for less than 3 million euros, making it the most expensive location in Spain to buy a property.
