Decline in Tourist Numbers and Overnight Stays in Marbella’s Tourist Apartments in 2023
Fewer tourists came to Marbella to stay in tourist apartments in 2023. The year ended with a decrease in both the number of tourists who stayed in tourist apartments in Marbella (-13.40%) and overnight stays in these establishments (-2.61%).
Occupancy Rates Drop Slightly, Average Stay Increases
The average occupancy rate fell slightly, although the length of stay increased. If we add these visitors to those who stayed in the municipality’s hotels, the total exceeds 900,000. The business of tourist apartments in Marbella experienced a setback in 2023, at least according to data just released by the National Institute of Statistics (INE).

Both the number of tourists and overnight stays decreased, as did occupancy, although the average stay increased slightly. In 2023, 162,920 visitors arrived in Marbella who chose a tourist apartment, 25,194 fewer than the previous year, a decrease of 13.40%. If we take 2019 as a reference, before the pandemic, there is also a drop of 5,324 tourists, 3.16% less.
Overnight Stays in 2023 – Marbella’s Vacation Rentals
During 2023, 1,010,858 overnight stays were recorded in tourist apartments, 2.61% less than a year ago (1,038,042). That’s 27,184 fewer nights. The average stay, on the other hand, increased to 6.46 days, compared to 5.57 in 2022. The occupancy of these types of accommodations fell to 61.64%, almost the same as the previous year (62.48%). If we add those who stayed in hotels (745,415 visitors) and those who opted for tourist apartments (162,920), Marbella received 908,335 tourists in 2023. That’s 48,860 more than the previous year (+5.68%), an increase that is supported by hotel tourism.
