According to Javier Nieto, CEO of Pure Living Properties, the typical tourist profile ranges from 35 to 50 years old. While central Europeans and British tourists have always been a significant part of the market, there has been a noticeable increase in American tourists. These tourists are not only renting but also showing a growing interest in purchasing properties. Nieto also noted a rise in tourists from the Arab Emirates and Qatar.

North Americans, including both US and Canadian citizens, have not only made a significant entry into Marbella’s tourism market in recent years, but they have also shown a growing interest in the town’s luxury tourism sector in 2023. They are seeking exclusive spaces in five-star hotels and private villas. Nieto mentioned that North Americans have been buying prime homes in Europe for years, and now Spain, particularly cities like Malaga, Madrid, Palma, and Marbella, is catching their attention.

The quality of life, rich gastronomy, and golf courses are some of the factors drawing Americans and Canadians to Marbella. The town hall has launched various promotional campaigns to further advertise the destination.

Arab Tourists Find Marbella Attractive

Marbella’s five-star hotels, luxury shops, and exclusive services are the main attractions for visitors from the Arab Emirates, Saudi Arabia, Qatar, and Kuwait. Many tourists from these countries have been loyal visitors to Marbella and have returned to their traditional holiday destination after the pandemic, with a growth of 10% in 2023 compared to 2022.

Luxury Homes Sales Peak in Marbella

The sale of luxury homes in Marbella peaked in 2022, and by 2023, most real estate agencies reported an increase in sales by between 15-20%. Prices are expected to stabilize in 2024. Nieto mentioned that the most popular type of property currently selling is apartments that do not require garden maintenance, security, or cleaning like villas.
