Announcement of New Housing Construction in San Pedro Alcántara
The Mayor of Marbella, Ángeles Muñoz, announced on Wednesday the construction of 84 subsidized homes in San Pedro Alcántara. The land will be sold for 2.8 million euros and the homes will be priced up to 240,000 euros. This is the fourth such development initiated in the 15 years she has been in charge of the City Council.
Location of the New Housing Development
The new public housing development will once again be in San Pedro Alcántara, where a plot has been found for this purpose in the southern expansion area. The City Council will once again sell the land, this time for 2.8 million euros, an amount that the company building the apartments will have to pay.
Details of the New Homes
There will be 84 homes, all with a garage and storage room, which will be sold for maximum prices between 175,000 and 240,000 euros, depending on the type. There will be 42 special regime apartments, with a usable area of 78 square meters and a maximum selling price of 175,000 euros. In addition, 38 will be general regime, each with 90 square meters of usable area and a maximum selling price of 225,000 euros. And 4 will be general regime adapted for people with disabilities, with an area of 97.5 square meters and a maximum selling price of 240,000 euros. The City Council will provide a grant of 10,000 euros to each of the new owners.
Location and Amenities of the New Development
The development is located next to the Boulevard and various facilities, such as the new pavilion or the institute, a few meters from the beach and with connection to the A-7 highway. According to the mayor, “it is a plot of more than 4,000 square meters that will house a residential complex in a single phase, in addition to 400 meters of commercial premises and almost 2,000 square meters of private parks and gardens.”
Eligibility for the New Homes
To be eligible for these properties, as recently explained, you must be registered in the Municipal Register of Applicants for Subsidized Housing, which has a seasonal character of three years. The requirements have been relaxed and, in the case of the young regime, the limit of the IPREM (Public Indicator of Variable Income Effects) goes from 2.5 times to 3 and in the general it rises from 4 to 5.5.
Housing Policy
This is the fourth promotion of new construction homes that the Marbella City Council has promoted in the 15 years of Ángeles Muñoz as mayor. On November 20, 2010, 70 homes were drawn in Nueva Andalucía, the first in 20 years in the municipality. A third did not find a buyer. On the eve of the municipal elections, on March 27, 2011, a draw was held among 668 families for another 37 in San Pedro Alcántara, which had been announced in 2008. These are the only ones built to date and add up to a total of 107 protected properties. On March 5, 2023, another 73 homes were drawn that are still being built in Guadaiza. In addition, 18 more homes are being adapted, with funding also from the Regional and Government, for young rent in the building of the old Official School of Languages. In total, adding those under construction, there are 198 homes promoted in 15 years. Now 84 more are announced, again in the western part of the municipality, in the southern part of San Pedro Alcántara. Despite these meager data, Ángeles Muñoz said this morning that “this commitment to public promotion comes from afar.”
