Marbella City Council Promotes Construction of Protected Housing
The Marbella City Council is pushing for the construction of protected housing. A new Housing Unit has been introduced, led by Isabel Guardabrazo and Lourdes Martín Lomeña. The aim is to facilitate access requirements following the new decree from the Regional Government. A new development in San Pedro Alcántara has also been announced.
Changes in the Municipal Structure
Following the recent elections, the mayor, Ángeles Muñoz, abolished the Housing Delegation, which disappeared from the municipal organization chart. This morning, what has been termed the Housing Unit was introduced, which will depend on the Heritage area. Isabel Guardabrazo and Lourdes Martín-Lomeña, the latter being the Head of the Contracting Service, will be in charge of it.
Plans for Protected Housing
The mayor has announced plans to promote the construction of 700 protected houses, which she assures will be built during this term (2023-27). All this is part of the Municipal Housing Plan approved in December 2022. A modification of the requirements to access this type of housing has also been announced, which will be made more flexible by expanding the margins.
Updated Requirements for Housing Applicants
As explained, each applicant will need to update their data in the Municipal Register of Housing Applicants. Among other things, the calculation of maximum income changes, which in the case of the young regime goes from 2.5 times to 3 times the IPREM (Public Indicator of Variable Income), and in the general one it rises from 4 to 5.5 of the IPREM. It also makes flexible the cases where both members of the couple work and contemplates the modification of the contract visa by a responsible declaration of the promoter to eliminate administrative burdens.
New Public Housing Promotion in San Pedro Alcántara
Muñoz has also announced that, throughout this month of March, a new public housing promotion will be launched in the southern area of San Pedro Alcántara. She did not detail how many will be built, or with what formula, rent or purchase, but she did clarify that the draw will be made at the beginning of 2025. The mayor has even said that during this year there will also be more promotions in areas such as Nagüeles or Las Chapas. Regarding the flats that are being built in Guadaiza, she explained that 90% of the contracts are already signed.
Protected Housing Policy
Ángeles Muñoz is about to complete 15 years as mayor, during which time she has only been able to build 107 protected houses. The ones in Guadaiza, in Nueva Andalucía, are 73 and in the building of the old Official School of Languages, 18 are being prepared for young rent. In total, 198 affordable homes for the residents of Marbella is the balance of the mayor’s time at the head of the City Council. She now says that in four years she will launch 700.
